Our marketing strategy includes the use of the Georgia Metro Listing Service (GAMLS) and First Multiple Listing Service (FMLS), as well as, Realtor.com and other websites. Many real estate companies in the Metro Atlanta area only subscribe to either MLS or FMLS. We use both services to ensure greater exposure of the properties we list. Georgia Metro Listing Service (GAMLS)

MLS provides database search capabilities allowing for detailed searches of listed properties, as well as, placement of multiple property pictures, a detailed description and special comments.  MLS is the predominant real estate service used outside the Metro Atlanta area.

First Multiple Listing Service (FMLS)

FMLS provides database search capabilities allowing for detailed searches of listed properties, as well as, placement of multiple property pictures, a detailed description and special comments. FMLS is the predominant real estate service used inside the Metro Atlanta area.

Realtor.com

Realtor.com with its partner, the National Association of Realtors® (NAR), supports a national website database of listed properties. Realtor.com provides for the placement of multiple property pictures by Realtors® that subscribe to their service. This public database is searchable and provides great exposure of properties to buyers that may not otherwise be aware of other listing services.

Marketing

Marketing a property requires the accurate and thoughtful use of these above resources and others including, a computer and digital camera.  A computer with a word processor is used to write the text to describe the property to potential buyers.  While this may sound easy, it's usually takes a good deal of time and thought. An equally important tool is a good digital camera and the ability to take pictures that show properties listed on the above services in the best light possible.  Note the two (2) images below.  They were both taken with the same Nikon D50 Digital SLR camera.  The first was taken with the camera set to 35mm and the second with it at 18mm.  35mm is the standard focal length for most digital cameras on the market today.  These cameras often have the capability to zoom many times to provide a larger image of a distant object.  This has little use in the real estate where an photographer or agent is taking a picture in close quarters and wants to show as much of a room as possible.  The second image was taken with a focal length of 18mm.  This is a much more desirable image.

As you can see, the second image shows much more of the room.  Image resolution is less an issue as, for example, a 7.1 megapixel image would have a file size that would be to unwieldy for normal internet viewing.  Most listing services require a file size of less than 200 kilobytes.
